Watersound is one of St Joe’s largest developments along Scenic Hwy 30a with almost 1.7 miles of beachfront and consists of 5 distinct areas. This 256 acre development is protected on  3 sides, one by state park, one by a rare coastal dune lake and the other by the Gulf of Mexico. The natural rolling dunes offer protection as well as walking and biking paths that all lead to the beach.

Watersound Beach Florida is the Main area of this large gated St Joe community. You can’t miss the very unique Archway entrance with its Disney style architecture. Much planning went into this community with its Cape Cod style homes, wooden boardwalks that roll through the natural state preserve, open green spaces and a feeling of complete seclusion along the mile of white sandy beaches of the Emerald Coast. Watersound is the only gated community of this size on hwy 30a and has the largest private beach of any community on hwy 30a. This is truly an upscale luxury community that is positioned behind a coastal dune system allowing for astonishing views. Watersound Beach Fl Homes rage from cottage size to estate size, all with their own unique flare. The main area has some great outdoor activities for adults and kids like Puttering Park, an 18 hole putt putt course, community pool and the motorized remote control boats just to name a few. The Real Estate offerings in this area are small cottages, cottages, and large private residences. Condo Prices range from $850k-$2.4Million. Home Prices range from $865k -$7million.

Watersound Bridges/Crossings is the second phase and is top on my list. The Crossings, located just to the East of the main entrance, has a private community pool, a group of homes fronting Camp Creek Lake and condos with some of the best Lake and Gulf Views on 30a. There are 3 condo buildings with their own private pool. These condos range from 3-4 bedrooms and offer some of the most beautiful views on 30a. Almost half of the homes in the Crossings are considered Lakefront and offer lake and gulf views. There is one large common green space and 2 small pocket park areas. There is a beautiful and very private swimming pool with gathering spot. There are board walks winding around the lake with common docks for launching kayaks and canoes. There is a large bridge connecting the Crossings to the white sandy beaches and emerald green waters of the Gulf. This stretch of beach is completely private and like your own oasis. Condo Prices range from $1.1-$2.3million. Home Prices range from $1.5million to $5million

The Peninsula is the smallest area in Watersound and connects to the Brides/Crossings area by bridge. There are only 34 homesites in this area and most having some gorgeous lake and gulf views. There are a couple of small green space/park areas a for walking the dogs. The homes range in price from $1.5 and up

West Beach is a small gated subdivision on the South side of Scenic Hwy 30a. The community consists of 199 homes of mixed sizes and prices. There are cottage style homes built by Huff Homes, Larger Lake front homes built by Boswell Builders and David Weekley Homes and an area of larger Custom built homes by Regal Stephens and Romair Construction. Once again St Joe planning has paid off with ample green spaces, walking and biking paths and a private beach.

West Beach has a dedicated, deeded beach access attached that has beautiful winding boardwalk through a state preserve. There is a large community pool with an outdoor grill area for entertaining, a small putt putt park and a lake. The homes in West beach range in pricing from the mid $1.1’s to over $1.6million

Watersound Origins is St Joe’s  latest offering in Watersound, which is located North of Hwy 98 with land both in Walton and Bay county. This community will offer over 170,000 residential units and over 22 million square feet of retail, commercial, and industrial uses on 110,500 acres. This is a 50 year development plan that is claimed to be very similar to “The Villages” in South Florida. The retirement community will have a marina and be self sufficient once completed. Currently there is a small par 3 course available for play. The home prices range from the low $400’s to the mid $1.1million range.
