Watercolor Real Estate is the hottest on 30a this year. There are 81 homes under contract or sold year to date. Last year during the same time period the number was 50. We are currently down to 61 active home listings which is very low. There are currently 40 homes under construction and 10-15 more expected to start construction within the next 60 days. The prices on the remaining lots continue to increase each week. The planned communities like Watercolor continue to thrive and be successful due to all of the amenities and family friendly activities.
As sales continue to be strong along the 30a Corridor, inventories are at their lowest levels in many years.. Buying a home along 30a under $500k will soon be a very difficult task again. The planned communities continue to thrive with sales up ytd over 60%.. What this means is that the market has made the turn and we will start seeing price increases along the entire 30a corridor. Real estate agents have referred to this as a “buyers market” and that has certainly been true for the past 4 or 5 years but will now slowly become a seller’s market again.
Finding a real estate agent that “really knows the market” has never been more important than it is today. Agents will make lot’s of promises. Don’t be afraid to ask specific questions and always remember that “results speak louder than words” no matter the business you are in. year to date, I have sold over 20 million dollars worth of property .
